If you or we obtain a buyer for your property, we do not take additional commission! We do all the work for both you and the buyer, and our commission is still 9/10 of 1%.
We list your home in the Multiple Listing Service (MLS). You need to offer the buyer’s agent a commission. How much is up to you — but you should be competitive with your neighbors.
Before we list your home, we will show you a list of all the sales of comparable homes in your neighborhood that are active, pending, or sold in the last six months so you can evaluate your competition and price your property to sell.

- All the required real estate forms and disclosures plus all the assistance you need in filling them out.
- Multiple Listing Input along with extensive Internet exposure
- A post / sign on your lawn - or a sign in your condo window

- Open house as well as broker caravan (if available in your neighborhood)
- Daily monitoring of all sign calls

- Three-month listing — cancel any time

Should You Try to Sell Your Home Yourself?
By all means. Here are things you need to do and problems you need to solve:
Get your home in order and in good repair.
- Decide on the right price. A professional appraisal costs about $300 for the average home. Or get an estimate from a real estate agent.
- Put up a sign and a box for flyers. Decide what you will do if someone knocks on your door unexpectedly.
- Will someone be at home to answer phone calls? Do you know how to give a good sales talk to a prospective buyer
- During what hours will you let people view your home? What about weekends? Who will be available to show it?
- Will you cooperate with buyers’ agents by offering them a commission?
- When that special buyer falls in love with your house, you will need to negotiate. Make a list of your interests and be sure they are protected. Hopefully the transaction will go smoothly with no disagreements.
- You may need to write counteroffer(s). Ask your real estate attorney how to construct one that is in your best interest.
- How will you deal with bargain hunter buyers who target inexperienced sellers?
- How can you know that the buyer has a lender’s pre-approval so you are assured that he / she is financially sound?
- A real estate attorney can advise you about your obligations to your buyer. Also, he or she can draw up all the documents mandated by the city and state to be sure both sides are legally protected.
- You will need to check around to find the escrow company with the best rates and services. Escrow will handle paying off existing mortgage(s).
- Select a title company to search for liens and to insure title to the house.
- Be sure the buyer does every necessary inspection and do offer full disclosure. You are legally responsible for being sure the buyer is aware of any and all defects in the house. The buyer needs to sign off on the condition of the property.
- The buyer’s lender will usually require a pest clearance from you. Be prepared to have any wood damage treated and repaired.
All this is a lot of work—but when you have finished, you will have sold your house!
