What is your real estate experience?
George Gardner has been selling real estate full time since 1981. He started Gardner Real Estate in 1985 and has sold well over 1,000 homes. Past success never guarantees future success, but we feel it is not an insignificent factor.
I hate to pay those huge 6% commissions I hear about. What do YOU charge?
Our listing commission is the lowest full service commission that you'll find anywhere. The most our company can make when we sell your property is less than one percent. And we aren't paid a penny until escrow successfully closes at your price and terms.
What is the MLS and why do we need it?
MLS stands for Multiple Listing Service. It provides exposure of your property to every real estate agent in the area, and through its affiliation with Realtor.com, with every agent in the world. It is our biggest and best form of advertising. We can show up to 12 pictures of your home, taken with special lenses and lights to show it to its best advantage. Your house will also be exhibited on Homes.com, Homeseekers.com and other sites as well. These sites attract buyers without agents — to save you a buyer’s agent commission.

What is your listing period?
Our listing period is a short twelve weeks. If your house is priced right, we should be able to sell it in that amount of time. However, you may cancel your listing at any time and for any reason.
Do you have a buyer’s agent contract?
No. We really enjoy working with buyers but we never ask them to commit to us exclusively. (A buyer who signs such a contract promises to pay the agent a commission even if he / she finds a house on his / her own.)
Why do I need to sign a listing agreement?
The Department of Realtors won’t allow agents and brokers to list a property on the Multiple Listing Service without this contract. The agreement is full of items that protect you legally. It obligates your agent to look out for your interests.
What is a Broker’s Open House (or Caravan)?
This is a special open house available in many parts of town. All the agents serving that part of town are invited to view your property between certain hours on a given morning. If these agents have clients who would be a fit for your property, here is a potential sale.
What is a lockbox? Do I really need one?
The Department of Real Estate in San Diego (Sandicor) has a special mini-computer lockbox that holds the key(s) to your house. No agent can access the keys unless they insert their unique card, which is updated weekly and is available only to dues-paying, fully authorized Realtors. The lockbox computer keeps a record of each person who uses it, together with the date and time. Any agent who plans to make use of your lockbox to view your property needs to call either you or your agent first, and set a time for the showing. We don’t want any surprises.
There are always a few who prefer not to use a lockbox. However, the more accessible you make your house, the more people will show it, the faster it will sell.
Suppose we list with your company and change our minds — can we cancel the listing?
Absolutely! We take relatively short listings —12 weeks. We feel that if the price is right, we should be able to get the job done in that time. Furthermore, we write into the listing agreement that you can cancel at any time and for any reason.
